Property Owners

Are you the owner of a property in Madrid or Barcelona and would you like to rent it the best possible way? Below we will explain briefly the requirements to incorporate your property into our portfolio and offer it to our clients:

 

Clients:

We mainly work with large companies that need to accommodate their directors and their families for medium term stays of between 1 and 9 months, or they might require a long term stay from 1 to 5 years.

Other clients are diplomatic staff, TV, film and theatre professionals, families refurbishing their own home, or students.

 

Rental prices:

Prices for rent are variable according to the dimensions and the duration of the lease, also depending whether or not utilities are included.

 

Agent's fees:

- For temporary rentals (up to 11 months), our fee is a percentage of the monthly rent before tax. In this case our fee covers the commercialization, management of payments, check-in and check-out, as well as customer service during their stay.

-For normal rentals (from 1 year), we charge the owner a a percentage of the yearly rent for intermediation and contract negotiations.

 

Guarantees:

-For temporary rentals, a safety deposit (from 200€ up to one month's rent) is established to cover for any damages caused by the tenants.

-For normal rentals, the owner can require up to 2 months rent as a safety deposit, and/or a bank guarantee for up to 3 months.

 

Utilities:

-For temporary rentals, prices include internet access (complete service) and water/gas/electrics up to an amount of 150€ per month.

-In case of normal rentals, all utilities will be charged separately to the tenant, except otherwise agreed.

 

Insurance:

A multi-risk home insurance is required, we suggest a special policy that covers rentals for your home.
